New Home For Christmas.
Yes, we have just mentioned the word Christmas and it is only August, but if you want a new home in time for the festive period then seriously, now is the time to sell your home.
Putting your house on the market in the coming weeks will help to maximise your chance of a move before Christmas. While the market is still buoyant, conveyancing has historically always worked on a minimum of three months, and this is without any complexities which can often happen with property chains. However, you also need to bear in mind that solicitors are catching up on a back log of cases following the pandemic, so things are likely to take that little bit longer. This also applies for cash purchases.

Some tips for selling your home:
Tip 1 – If your spare room is a dumping ground and doesn’t have a clear use then declutter it and give the room purpose - make it into a home office, spare bedroom, gym etc
Tip 2 – Bathrooms and kitchens are the most expensive rooms so make sure they look good. If you have a family home, keep the bath as removing this can reduce the saleability of your home. Our advice is to add a separate shower or a shower over the bath, rather than remove the bath. Family homes need baths to sell to your target market which is often families with young children. (and sometimes a lucky pooch who likes a bath!)
Tip 3 - Overgrown gardens - cut everything back and mow the lawns. If your gardens (front and back) look a mess, then potential homeowners are going to think you don’t look after your home and this could put potential buyers off completely.
Tip 4 - Finish off any DIY jobs - don’t have rooms half-finished or projects half completed.
Tip 5 – Make sure rooms look bright and airy – open windows, give rooms a fresh lick of paint, remove clutter and add fresh flowers
Tip 6 - Maintain homes. If things need fixing, get them fixed and sorted as soon as you can as this may cause further damage to your property if you don’t. A home falling into disrepute will be reduced in value and the longer you leave these things, the more they will cost. Check all your light bulbs are working!
Tip 7 – Think about the kerb appeal of your home. Make the front of your home look nice – clean windows and sills, use hanging baskets, put a few pots by the door and remove any rubbish/debris
