Extra ‘Material Information’ for Consumers.

Just a little update…

We have now started to include extra ‘material information’ on our website as part of the new guidance set up by the National Trading Standards (NTS). The aim is to increase clarity for consumers on the properties they’re looking to buy or rent. All estate agents’ websites and property portals now have to include extra ‘material information’ on their UK residential property listings.

What is ‘material information’?

Material information is defined as the information an average consumer needs to make an informed transactional decision for each property. The new guidance is being introduced in three stages, referred to as Part A, Part B and Part C. Part A, needed implementing by Tuesday 31st May and the following details are now listed on each of our properties and will hopefully help you to make a more informed decision when choosing a home to view:

  • Price (£)

  • Tenure (freehold, leasehold, share of leasehold, commonhold, feudal)

  • Length of lease (years remaining)

  • Annual ground rent amount (£)

  • Ground rent review period (year/month)

  • Annual service charge amount (£)

  • Service charge review period (year/month)

  • Council tax band (England, Wales and Scotland)

  • Shared Ownership (% share being sold)
