Cost of Moving Home.

Moving house can be particularly stressful but with good planning and organisation, and the support of good agents (!) it can help keep costs in check and make the process a little bit smoother and hopefully more enjoyable.

First things first, be mindful of all the costs involved in selling your home:

Costs to consider:

  • Legal fees

  • Stamp duty for any properties over £250,000 (Over £425,000 for first time buyers)

  • Agents’ fees

  • Removal costs (see below)

  • Final utility bills so make sure all utility companies are contacted and redirect your post, so you don’t have any unexpected bills

  • Cleaners to clean your house before the new homeowners move in (If required)

  • Any DIY or home improvements needed to make your home presentable to new homeowners (check out our tips in this blog https://www.ebandp.com/blog/new-home-for-christmas)

  • Measure furniture to ensure it fits in your new home otherwise you will not only be buying a new home but also new furniture too

Have a plan

Make sure you give yourself as much time as possible to plan the move, think about the items you will need on the day and set aside, create lists, keep all important paperwork for the move together, allocate jobs and roles to family members so they know what they have to do, plan ahead with packing up your home and try to be organised.

Packing your home up

Give yourself time. Sort through your belongings and get rid of anything that you don’t want anymore, doesn’t bring you joy (as in the words of Marie Kondo) or is broken. You don’t want to take all your old clutter to your new house so sort things which can be donated to charity shops, things that need throwing away, things that can be recycled and those items you want to keep. Encourage children to do the same with their belongings. If you do this in every room before you pack it will make you more efficient and you’ll find it even easier to unpack the other end.

Don’t forget to pack up the garden and the loft - you’ll be surprised how many people forget these areas when planning a move.

Also mark and label boxes and cases with the room they need to be put in at the other end and what’s inside, so belongings don’t become lost. Keep essentials or those items that you will need immediately (like the kettle, lightbulbs, vacuum cleaner and cleaning products etc!) separate and don’t put in the removal van!

Moving your belongings

A removals team can pack up your belongings, move it to your new home and unpack the other end, or if you are looking to save some money, how about gathering friends and family to help you move house?

A tip is to move furniture into the home first before your belongings otherwise you could spend more time moving boxes around (hopefully you have measured doors and rooms to check the furniture will fit!)

You may want to give each room a thorough clean (unless cleaners have been in) before unpacking furniture and boxes, so you don’t have to do this after
