5 Days To Go.

30th June 2021 has been a longstanding date in the diaries of house movers. The stamp duty holiday is coming to an end and the final week of the deadline is proving tense.. and oh so real.  

House sales have boomed for the last 12 months. Changes to working patterns, “stay at home” instructions and no longstanding need to be working in the office for 5 days a week. Flexi-working is real and happening – and we are seeing demand for properties which deliver on this new trend daily.

5 days to go marks the general timescale that solicitors require to draw down mortgage monies to compete in time for the 30th June.  Solicitors are working to maximum capacity to deliver for their clients, whilst we manage expectations and as always – ensure all the boxes are ticked to give everyone the best chance possible to benefit from the stamp duty saving.

What will happen on 1st July?

Our prediction….. All the reasons that current buyers wish to move home will still be there. Will there be a smaller pool of property to choose from? – Perhaps.. but the circle of buying and selling will continue. Larger or smaller gardens will be needed, a 2nd study or space for a home office in the garden will be sought...  The summer months have always been “the time to sell” .. so let’s see..

From 1st July there will be continued SDLT relief until 30th September 2021, with the nil rate band valid on purchases up to £250,000.
